Q: What must I bring with me to tour an apartment?
A: A valid photo ID.
Q: What are your application and administration charges?
A: App Fee $100
Administration Fee: $250
Deposit: $500
Q: What are the income and credit qualifications?
A: 3 times the monthly rent, require proof of income, 3rd party credit screen.
Q: What is acceptable “proof of income” to sign a lease?
A: 2 most current pay stubs, 6 most current months of bank statements, offer letter with 2 previous pay stubs, or a tax return.
Q: What happens if I qualify for an apartment, but my roommate does not?
A: The roommate will not be approved to lease/live onsite.
Q: Is my security deposit totally refundable?
A: Yes, it is.
Q: If I get a job transfer, can I break the lease?
A: You would have to provide 60-day written notice, pay termination fee, and pay back any concessions given.
Q: Can I change to a month-to-month lease plan after my first year?
A: Lease will automatically default into a MTM lease after completion, unless you renew or give a 60-day written notice. A month to month fee will apply.
Q: Do you accept short term leases?
A: We do not offer leases under 7 months, subject to change.
Q: Am I required to have renters insurance?
A: Yes, $100,000 personal liability and the policy must have your unit and list all adults on the lease.
Q: Do you offer furnished apartments?
A: No, not at this time.
Q: Do you offer corporate apartments?
A: Yes, through 3rd party services.
Q: If something needs to be repaired in my apartment, how do I report it?
A: The online Resident Portal.
Q: When is my rent payment due?
A: 1st of the month, this includes holidays.
Q: What day of the month am I liable for a late charge?
A: Rent is due on the 1st of the month and late fees begin on the 4th.
Q: Will you accept electronic payments from my bank?
A: Yes, you are responsible for payments getting into the office on time.
Q: Is there a place where I can pay my rent after office hours?
A: Online resident portal.
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: No more than 14 consecutive days.
Q: Do you have reserved parking?
A: No, we do not.
Q: I have a motorcycle, where can I park it?
A: In any parking space designated for vehicles.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes, the office should be made aware and they should be added to the lease as minor occupants.
Q: Can I install my satellite dish at my apartment?
A: No, you cannot.
Q: Do you have cable services?
A: Yes, we have AT&T.
Q: Does the property have a fitness center?
A: Yes, a 24hr fitness center.
Q: Does the property have a swimming pool?
A: Yes, we do.
Q: Does the property offer on-site recycling?
A: Yes, we do.
Q: Are gas grills permitted at your property?
A: No, they are not.
Q: Is there any additional storage space available at your property?
A: Yes, we have additional storage space onsite.
Q: Are residents permitted to paint their apartment?
A: Yes, but must paint or be charged to return color back to original color upon move out.
Q: How is your property different from the competition?

Pet Policy

Policy

No Weight Limit.

Limit 2 indoor pets per apartment. No exotic animals.

Fees

Non-refundable pet fee of $350 for the first animal plus $350 for each additional animal.

Pet Rent

Monthly Rent of $20/pet/month.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
